Identify the Existing Membrane
TPO, PVC, EPDM, and KEE membranes differ in seam construction, surface characteristics, and repair materials. We check markings, details, and prior records where available, then verify the field condition. A GAF roof system or Versico membrane is not selected by name alone. The substrate must be sound, and the new flashing or patch must bond to the actual surface.
Account for Multiple Roof Layers
Modified bitumen and built-up roofs contain layered materials. Repair may involve the cap sheet, base ply, insulation, or an interface at a wall or curb. SOPREMA systems include modified bitumen and liquid-applied products, while Johns Manville systems span multiple commercial roof assemblies. We verify the installed product and compatible repair approach before opening or covering the roof.
Check Metal Movement and Coatings
Metal panels move as temperatures change. Fasteners, laps, flashings, and transitions need to accommodate that movement without interrupting drainage. Spray foam and coating systems also depend on preparation and substrate condition. Holcim Elevate materials and Sika Sarnafil systems must be matched to the work and installed assembly, with existing layers checked before a restoration scope is set.
Select by Assembly and Exposure
Independence winter freeze and summer heat place repeated movement on seams, penetrations, and edges. A manufacturer product cannot correct wet insulation, poor drainage, or unsupported transitions by itself. We document the roof area, identify the material, and compare compatible repair, restoration, and replacement paths. Around Historic Independence Square, roof access and geometry may constrain staging; an industrial roof has its own penetrations and operating requirements.
Commercial Roofing Questions
Can you identify a roof manufacturer from the surface?
Sometimes markings and details point to a product family, but we confirm through records, labels, and field inspection where available. We do not assume a brand from color or appearance alone.
What does a manufacturer name tell me about the work?
It identifies the product being evaluated or worked on. We describe the specific installation or repair scope and base material selection on field verification.
Can a different brand repair the existing membrane?
The repair method depends on the installed material, surface condition, and product compatibility. We identify those conditions before selecting patch, flashing, or coating materials.
When should a roof system be replaced instead of repaired?
Repeated failures, widespread moisture, or an unsound substrate can make isolated patches poor value. We document the condition and compare repair with recover or replacement requirements.
